Do you do construction?
No, Studio H is a licensed landscape architecture firm, and while we do carry a C-27 California Landscape Contractors license we do not build. However, we do work closely with some excellent landscape contractors and are happy to offer a referral.
Landscape architect vs. a landscape designer vs. a contractor.
We have a great blog post on this explaining all the differences. Basically, a Landscape Architecture firm is the only entity that can prepare a full set of plans suitable for bidding and construction to multiple contractors. A Landscape Designer and Contractor can not do this.
How long does design take?
The actual time period will vary depending on the scope of the services, project size, HOA/DRC/City requirements, Client response times and our backlog but generally speaking start to finish expect 4-6 weeks for smaller projects and 6-10 weeks for larger.
How long will the construction take?
For projects with construction budgets under 150k, expect about 1 week for every $10,000. Larger projects can get up to 1 week per $20,000 as more staff can be placed on the job with a larger site. Projects can be built quicker, but there generally is a cost associated with that.
Are HOA fees included in the services?
Nope. Your HOA will usually require two checks, one deposit and one to pay the fee. We often see this fee between $350 - $500 and one resubmit is included.
